The most requested Southwest Austin neighborhoods are Circle C Ranch, Meridian, Avana, Grey Rock, Western Oaks and the Village at Western Oaks, and Travis Country. All offer strong access to MoPac, greenbelt trails, and Austin ISD campuses, but they differ meaningfully in home age, lot size, and price. Circle C Ranch is the anchor community of Southwest Austin: highly rated Austin ISD campuses feeding Gorzycki Middle and Bowie High School, community pools, Circle C Metropolitan Park, the Veloway cycling loop, and the Lady Bird Johnson Wildflower Center. Homes range from 1990s originals to newer sections, typically from the $600,000s to over $1 million as of mid-2026. It is also where part of our team lives.

Meridian sits just southwest of Circle C off FM 1826, and part of our team lives there. It is a smaller, newer community than Circle C, mostly 2000s and 2010s construction, with a community pool and quick access to both the Circle C retail corridor and the Hill Country toward Dripping Springs. Students are zoned to Austin ISD in the Gorzycki Middle and Bowie High School feeder pattern; verify campus assignments by address.

Avana is one of the newest sections of the greater Circle C area, along Escarpment Boulevard south of Slaughter Lane. Expect newer construction, modern floor plans, and a community pool and amenity center, with Hill Country terrain at the neighborhood's edges. It is served by Austin ISD campuses in the Bowie High School feeder pattern. Avana typically prices at a premium per square foot relative to older Circle C sections because of its age.

Grey Rock is the golf-course section of the greater Circle C area, built around Grey Rock Golf Club in 78739. Homes here trend larger, with many backing to fairways or greenbelt, and typically command some of the corridor's higher price points. Residents get the same Austin ISD feeder pattern, Gorzycki Middle and Bowie High School, plus Circle C amenity access. It suits buyers who want golf-course living without leaving the city.

Western Oaks and the Village at Western Oaks in 78749 are established neighborhoods near MoPac and William Cannon, with mature trees, Dick Nichols District Park, and quick access to the Arbor Trails and Sunset Valley shopping corridors. Homes are mostly 1980s and 1990s builds that offer more square footage per dollar than Circle C. Travis Country, in 78735 off Southwest Parkway, is one of Southwest Austin's original planned communities, and its signature advantage is direct access to the Barton Creek Greenbelt. The neighborhood has community pools, tennis courts, and tree-canopied streets, with Austin ISD campuses including Mills Elementary and Bailey Middle nearby. Its location puts downtown and the Barton Springs area noticeably closer than the Circle C corridor.

As of mid-2026, Southwest Austin covers a wide range. Entry points in 78748 can start in the mid $300,000s, like 11302 Robert Wooding Drive, which we listed and sold at $345,000 in January 2026. Established 78749 neighborhoods typically run the $500,000s to $700,000s, and Circle C, Avana, and Grey Rock range from the $600,000s past $1 million.
